Diary of one project

Two-bedroom, 620 sq ft, Little Havana. 78 days. This is exactly what lands in your chat every evening — with photos, not “all good, still working”. The stage-by-stage shots live in the project chat — here you see these rooms as handed over.

  1. Day 01
    Demolition

    Demolition

    Stripped back to the slab, hauled out six dumpsters. Found aluminum wiring from 1978 — told the owner the same day, and it was already in the estimate.

  2. Day 12
    Rough-in

    Rough-in

    New electrical on 32 points, manifold water distribution. Every run photographed before drywall — so a year from now you know where not to drill.

  3. Day 34
    Wet work

    Wet work

    Two inches of self-leveling over an isolation strip, plaster to screed lines. Then twelve days of drying, no heaters, just open windows. Rush it and the tile cracks.

  4. Day 61
    Finishes

    Finishes

    Tile, two coats of paint, luxury vinyl plank over an eighth-inch underlay. Baseboards went in after the built-ins, so there are no gaps.

  5. Day 78
    Handover

    Handover

    Cleaning, every outlet tested, the sign-off signed. Handed over the folder: wiring diagrams, material warranties, spare tile in case of a chip.

Who will be in your apartment

One person is assigned to your project, demolition to sign-off. Every question about schedule or money goes to him, and his number stays the same all 78 days.

  • Foreman One per project

    On site every day: signs off on the crews’ work, keeps the schedule, and writes your evening report himself.

  • Rough-in crew 3–4 people

    Demolition, leveling, plaster, electrical, plumbing. First in, done before the finishers arrive.

  • Finish crew 2–3 people

    Tile, paint, flooring, doors. They walk into finished rough-in and never wait on someone “wrapping up”.

  • Materials runner Our own driver

    Delivers to the schedule. Which is why the crew never loses a day waiting on thinset.

What the 78 days are made of

The real schedule of the Little Havana two-bedroom. Drying gets its own line because money can’t speed it up.

  1. Demolition 5–9 days

    Tear-out, hauling, protecting the entry and elevator

  2. Rough-in 18–26 days

    Electrical, water, drainage, leveling, plaster

  3. Drying 10–14 days

    The screed cures. Rush it and it cracks

  4. Finishes 20–30 days

    Tile, paint, flooring, doors, baseboards

  5. Handover 2–3 days

    Cleaning, testing every point, the document folder

What the labor costs

Materials are billed separately against receipts — we make nothing on them. On a 620 sq ft full gut the labor works out to roughly $59,000; the foreman gives you the exact figure after the site visit, and it does not move once it’s signed.

You buy the materials

We make nothing on them and take no percentage. You get a list with quantities and links and pay the supplier directly — or hand us a card and we bring back the receipts.

That comes out 12–18% cheaper than “materials through the builder”, and every receipt is in your hands. Leftover tile and paint stay in the apartment.
